What to Expect When Working with Colin James

Below is a guide which outlines what you can expect when working with us on your project. We can take care of every aspect of the process, from coordinating with architects and building control to managing the planning permission process, ensuring a seamless and stress-free experience for you.

1. Initial Enquiry

  • We can be contacted by phone, email, social media, or our online contact form.

  • Please provide as much detail about your project as you can, including timescales.

  • If necessary, Colin will get in touch for an initial chat before arranging to visit you.

2. Site Visit & Assessment

  • Colin will meet with you to assess the project requirements.

  • If architectural plans are needed, we can recommend an architect, or we are happy to work with your chosen one.

  • An evaluation of structural and planning requirements will be conducted.

3. Planning & Design

  • If planning permission is required:

    • We will liaise with the architect to create plans.

    • Plans are submitted to the local planning authority.

    • The planning process (which usually takes a few weeks) is monitored.

  • If building control approval is needed:

    • Structural calculations and drawings are submitted to building control.

    • Compliance with regulations is ensured.

  • If permitted development applies, we can confirm this and proceed without formal planning.

4. Quotation & Agreement

  • Once all preliminary approvals are in place, we will provide you with a detailed quote.

  • The quote will include costs for labour, materials, subcontractors, and estimated timelines.

  • Once you are completely happy, contracts will be signed, and a schedule of work agreed.

5. Preparation Work

  • If required, we will arrange for:

    • Structural engineers to conduct assessments.

    • Utility checks (gas, water, electricity).

    • Site preparations, such as clearing, erecting scaffolding, and ordering materials.

    • Notifying Building Control of the start date.

6. Work Begins

  • The work will begin according to the agreed schedule.

  • We will maintain regular communication with architects, building control officers, and inspectors.

  • Building control inspections will take place at the key stages (eg. foundations, structural work, electrics).

  • Any necessary adjustments based on inspections or unforeseen issues will be handled promptly, maintaining total transparency with yourself at all times.

7. Completion & Final Inspection

  • Once work is complete, a final inspection is conducted with building control.

  • Any snagging issues (minor corrections) will be addressed.

  • We will walk through the site with you and allow you time to review and sign off the completed work.

8. Handover & Aftercare

  • Final payment will be due as per the contract terms.

  • Necessary certificates (eg. building regulations compliance, electrical/gas safety) will be provided.

  • Colin will offer guidance on maintenance and warranties, if applicable.

  • A follow-up meeting can be conducted to ensure absolute customer satisfaction.
